Saskatoon is getting a new Tim Horton’s – at the airport. Not “in” but “at” with the opening target of 2027 for 970 45th Street West.
In a news release Stephen Maybury, President & CEO of the Saskatoon Airport, said they had spent many years evaluating the best use of excess land for a commercial project. He says, “This prime location will no doubt enhance the customer experience for our guests and employees, as well as for travelers staying at nearby airport hotels.”
The Tim Horton’s will be developed by third party real-estate developers including Cushman & Wakefield whose president and Broker, Scott Friesen said a planned gas bar will also occupy the land once an operator is finalized.
A recent report published by Cushman Wakefield Saskatoon indicates that Saskatoon’s retail vacancy rate fell 73 basis points (0.73%) in a year to 3.37% by December 2025. The report concludes that Saskatoon’s retail sector has limited opportunities for retail and that quality locations have been quick to lease.
